A More Cost-effective Appraised Value Option


Q.  I’d like to consider refinancing, but the cost of ordering an appraisal is prohibitive.  Is there any way to find out a close estimation of the value of my house without forking over all that money?

A.  Full appraisals can cost $400-550, or more, which is daunting if there’s a chance your property won’t value high enough for you to work with the equity.  FAIRWAY came up with a solution.  We now have access to the Valu-It desktop review, for $99!
What is it?  The Valu-It is a report on the value of your property (without requiring a site visit).  Isn’t that what you get at Zillow.com, you ask.  Well, sort of, except the Valu-It is completed by a state certified appraiser with knowledge of our local market.  Plus, you can fill out a quick questionnaire regarding updates you’ve made to the house and property to help the appraiser understand considerations that websites like Zillow might miss.  We’ve found Valu-It estimations are coming in much closer than computerized value guesses when compared to the final appraisal.
If you like the results of your Valu-It and decide to refinance, we still have to order a traditional appraisal, but we credit your $99 back in your closing costs at settlement.  And, the appraisal is done by the same appraiser who provided the Valu-It, so they are already familiar with your property.
